Wholesale and Off-Market Buying FAQ
What is an off-market property? It is a property we have under contract with a motivated seller. We offer it to investors before it is publicly listed. Because the price is negotiated privately, there is usually room below retail.
How does an assignment work? We secure the property under a purchase agreement. We then assign that contract to you for a fee. You step into our position and close directly with the seller. The fee is disclosed up front.
Is a deposit required? Yes. Once you accept a deal, a deposit secures it. Deposits on accepted wholesale deals are generally non-refundable. Do your due diligence before you commit, not after.
Are offers firm? Usually yes. Most off-market deals are firm with no financing or inspection conditions. That is what lets a seller accept a discount.
How fast can you close? It depends on the seller. Closings run from about 5 days to 6 months.
Do I need cash? Cash or private financing suits the fastest deals. Longer closing windows leave room for conventional financing.
Is there a cost to join? No. Joining is free. We only earn when you close a deal you choose, through a disclosed assignment fee.
How often do deals come up in New Brunswick? Deal flow varies. Buyers on the list hear first when we secure a property.
