Off-Market Investment Properties Across Nova Scotia

Jania Group is a real estate investment company. We are active buyers, not agents or a brokerage. We find off-market and wholesale properties across Nova Scotia and send them to investors on our buyer list before they reach MLS.

Nova Scotia has seen heavy in-migration and some of the tightest rental markets in the country. Halifax anchors the province, but the rest of Nova Scotia still offers very low entry prices and strong yields for investors who can find the right deal.

Where We Buy in Nova Scotia

Halifax Regional Municipality. The largest market in Atlantic Canada, including Dartmouth, Bedford and Lower Sackville.

Cape Breton and Sydney. The lowest entry prices in the province. High-yield rentals and deep value-add stock.

Truro and New Glasgow. Central and northern regional hubs with affordable stock and steady workforce demand.

The Annapolis Valley. Kentville, New Minas and Wolfville, where Acadia University drives rental demand.

The South Shore. Bridgewater and Lunenburg, with tourism and seasonal rental potential.

The Kinds of Deals We Bring Investors

Whatever your strategy, we source the property types that fit it.

  • Fixer uppers and flip houses. Dated and distressed properties bought below retail.
  • Buy-and-hold rentals. Cheap rental properties that cash flow.
  • BRRRR candidates. Discounted homes with room to buy, renovate, refinance and repeat.
  • House-hacking properties. Homes with legal or addable secondary suites.
  • Multi-unit and multiplex. Duplexes, triplexes and small apartment buildings.
  • Wholesale assignments. Contracts we assign to you at a disclosed price.

Why Investors Work With Jania Group

We are investors ourselves. Our deals are built to be underwritten, not just marketed. Every opportunity comes with the numbers laid out, firm terms and a price negotiated off-market. Joining is free. You only pay when you close a deal you choose, through a disclosed assignment fee.

Wholesale and Off-Market Buying FAQ

What is an off-market property? It is a property we have under contract with a motivated seller. We offer it to investors before it is publicly listed. Because the price is negotiated privately, there is usually room below retail.

How does an assignment work? We secure the property under a purchase agreement. We then assign that contract to you for a fee. You step into our position and close directly with the seller. The fee is disclosed up front.

Is a deposit required? Yes. Once you accept a deal, a deposit secures it. Deposits on accepted wholesale deals are generally non-refundable. Do your due diligence before you commit, not after.

Are offers firm? Usually yes. Most off-market deals are firm with no financing or inspection conditions. That is what lets a seller accept a discount.

How fast can you close? It depends on the seller. Closings run from about 5 days to 6 months.

Do I need cash? Cash or private financing suits the fastest deals. Longer closing windows leave room for conventional financing.

Is there a cost to join? No. Joining is free. We only earn when you close a deal you choose, through a disclosed assignment fee.

How often do deals come up in Nova Scotia? Deal flow varies. Buyers on the list hear first when we secure a property.
