Off-Market Investment Properties in Halifax, Nova Scotia
Jania Group is a real estate investment company. We are active buyers, not agents or a brokerage. We find off-market and wholesale properties across Halifax and the surrounding area and send them to investors on our buyer list before they reach MLS.
Halifax is the largest city in Atlantic Canada and one of the tightest rental markets in the country. Vacancy has been low for years. The shipyard, the naval base, three universities and the regional hospital all feed steady demand. Entry prices are higher than elsewhere in the Maritimes, but so are the rents.
We spend our time finding motivated sellers, estates and tired landlords. Then we hand you the deal with the numbers already done. This page is part of our wider Nova Scotia off-market network.
Where We Find Deals in Halifax
Every part of the region produces a different kind of deal. We source across all of them.
The North End. Character homes in a fast-changing part of the peninsula. Strong for flips and value-add.
The South End. Near Dalhousie and Saint Mary’s. Large older houses suited to per-room and multi-unit rentals.
Fairview, Clayton Park and Spryfield. More affordable mainland stock. Buy-and-hold and small multi-unit.
Dartmouth and North Dartmouth. Lower entry than the peninsula. BRRRR candidates and cheap rental properties.
Bedford and Lower Sackville. Family neighbourhoods with bungalows suited to secondary suites.
We also buy across the wider Halifax Regional Municipality, including Cole Harbour, Eastern Passage, Timberlea and Fall River.
The Kinds of Deals We Bring Investors
Whatever your strategy, we source the property types that fit it.
- Fixer uppers and flip houses. Dated and distressed properties bought below retail.
- Buy-and-hold rentals. Cheap rental properties that cash flow.
- BRRRR candidates. Discounted homes with room to buy, renovate, refinance and repeat.
- House-hacking properties. Homes with legal or addable secondary suites.
- Multi-unit and multiplex. Duplexes, triplexes and small apartment buildings.
- Wholesale assignments. Contracts we assign to you at a disclosed price.

Wholesale and Off-Market Buying FAQ
What is an off-market property? It is a property we have under contract with a motivated seller. We offer it to investors before it is publicly listed. Because the price is negotiated privately, there is usually room below retail.
How does an assignment work? We secure the property under a purchase agreement. We then assign that contract to you for a fee. You step into our position and close directly with the seller. The fee is disclosed up front.
Is a deposit required? Yes. Once you accept a deal, a deposit secures it. Deposits on accepted wholesale deals are generally non-refundable. Do your due diligence before you commit, not after.
Are offers firm? Usually yes. Most off-market deals are firm with no financing or inspection conditions. That is what lets a seller accept a discount.
How fast can you close? It depends on the seller. Closings run from about 5 days to 6 months.
Do I need cash? Cash or private financing suits the fastest deals. Longer closing windows leave room for conventional financing.
Is there a cost to join? No. Joining is free. We only earn when you close a deal you choose, through a disclosed assignment fee.
How often do deals come up in Halifax? Deal flow varies. Buyers on the list hear first when we secure a property.
